Q. What is the best way to find a suitable property

 

A. Search our web site to view property details. If nothing is currently available which meets your needs, then telephone us with your details, so that they can be entered onto our register for future reference, or use our online registration form. 

Q. How do I apply for the property

 

 A. Each tenant will need to complete an application form which is forwarded to our credit referencing agency who will then perform a check on credentials such as credit rating, employer reference, present or previous  landlord reference, Bank details, accountant reference ( for self employed applicants ). We also require proof of I.D. e.g. passport or photo style driving license.

 

Q. What are the costs involved in applying

 

A. Administration / Reservation fee: £100.00 per tenancy, which is payable on application.  This fee reserves the property and covers the costs of referencing, administration and set up. It is non returnable in the unlikely event of an application being declined by the referencing company or if the tenant/s decide not to take the property. If the Landlord withdraws the property all monies will be returned.

One months rent in advance payable in cleared funds on signing the tenancy agreement. Payable monthly thereafter on the same date by standing order, which we will arrange.

Security Deposit (Bond) usually equivalent to one months rent also payable in cleared funds on signing the tenancy agreement

If a guarantor is required a further charge of £50.00 is payable with the guarantors’ application. Guarantors will be referenced in the same manner as the tenants and will be

advised of their legal obligations in becoming a guarantor.

Q. What happens to my security deposit when I move in

A. Within 14 days of signing the tenancy agreement, it will be forwarded to the Deposit Protection Service who are a government approved body. For further information on the deposit protection scheme please log on to www.depositprotection.com

Q. What happens to my security deposit when I move out

The property will be inspected in accordance with the inventory, of which the tenant receives a copy at the start of the tenancy and approves its content. Providing that the property is returned in the same condition as when the tenancy began (excepting fair wear and tear) and in accordance with the inventory, and providing that all financial obligations have been met, we would see no reason for withholding the deposit . The deposit will remain with the DPS until dilapidation or financial issues (if any) are resolved, then the deposit will be returned proportionately by the DPS

Q .What am I responsible for during the tenancy 

A A specimen copy of the tenancy agreement which lists tenants’ responsibilities will be given to you with plenty of time to read it, so that you may raise any queries you have prior to signing the official one.
